Facade work in Stockholm – facades for houses and other buildings

New facade, renovation, replacement, painting and facade cleaning with Fixare24

Facade work in Stockholm covers buildings of different structures and architectural styles – from wooden villas to brick and rendered tenement buildings. A facade does not serve a purely aesthetic function. It protects external walls from weather and, depending on construction, can also contribute to insulation and moisture drainage. Traditional timber, rendered and brick facades coexist with modern solutions using metal, fibre cement, glass and other materials. Different types of facades can also be combined on the same building to create distinct divisions across the surface and interesting visual effects.

Facade work in Stockholm – scope of services

Facade work can include both constructing a facade from scratch and repairing, renovating or replacing an existing one. The scale of the work depends primarily on the building structure, the material and condition of the facade, and the existing or planned facade system.

  • Construction of a new facade – applies both to new buildings and to buildings where the existing facade has been completely removed. How the subsequent work is carried out depends on the wall structure and the selected facade system.
  • Facade replacement – may include removing the old cladding, assessing and, if necessary, repairing the layers beneath it, and constructing a new facade. The material or construction of the facade can also be changed as part of this work.
  • Facade renovation – the scope depends on the condition and type of damage. It can combine the repair or replacement of individual elements with restoring the layers and refinishing the surface.
  • Local repairs – include, for example, repairing cracks and damaged areas or damaged render, as well as replacing individual facade boards or bargeboards.
  • Facade insulation or additional insulation – depending on the project, new insulation is installed or the existing insulation is supplemented. The material and method are selected according to the building structure and facade system.
  • Facade rendering – is carried out when creating a new rendered surface or renovating an existing one. It may cover selected areas or the entire facade surface.
  • Painting and repainting the facade – a new surface is painted as part of the finishing process. Repainting an existing facade, however, requires proper preparation of the substrate. This does not always mean removing the entire old coating.
  • Facade cleaning – can be a standalone service to remove dirt, algae and other deposits or a stage in preparing the surface for further work, such as painting.

Regular facade maintenance can include various types of work listed above. Their frequency and scale depend, among other things, on the material, the condition of the facade and the extent to which it is exposed to weather conditions.

Types of facades – materials and solutions

Facades in Stockholm feature a wide range of materials. Alongside traditional solutions, there are also modern facades using materials with different properties, prices and finishing options.

  • Timber facade – can last for many years but requires regular renewal of the surface coating.
  • Rendered facade – the type of render and the way it is applied are selected according to factors such as the substrate and wall construction.
  • Brick facade – is durable and does not need painting. Over time, however, the joints or individual bricks may require repairs.
  • Sheet metal and metal facade – has a relatively low weight. Metal can be used both as sheet metal and as prefabricated facade elements.
  • Fibre cement facade – new-generation fibre cement boards and panels are durable, resistant to moisture and fire, and contain no asbestos. Older Eternit facades, however, may contain asbestos and require appropriate handling during renovation or removal.
  • PVC facade – is lightweight and resistant to moisture and does not require painting. It can be constructed using facade panels, including vinyl panels.
  • Concrete facade – concrete can remain as the visible wall surface or be used in the form of prefabricated facade elements.
  • Stone and slate facade – natural stone is very durable. It can cover the entire facade or be used to finish selected parts of the building.
  • Glass facade – is used primarily on office buildings, commercial buildings and other properties with large glazed areas.
  • Composite facade – its properties depend on the composition of the composite, so materials in this group can differ in durability, weight and maintenance requirements.
  • Ceramic facade, including clinker – clinker is characterised by low water absorption and high resistance. Both clinker bricks and lighter tiles are used on facades.
  • Green facade – uses vegetation grown alongside the wall or on a structure designed for this purpose.

Materials can form a facade in different ways. Facade cladding can be made from boards, panels, sheets or facade tiles, among other elements. Individual elements can differ in format, fixing method and arrangement across the surface of the building.

The most common facades in Sweden

Swedish construction is strongly associated with timber. However, it is not the only material characteristic of the country’s architecture. Timber facades dominate on detached houses, while render and brick are very common on apartment buildings.

  • Timber facades – facade boards are installed vertically, horizontally and, less commonly, diagonally. Vertical cladding made from battens or overlapping boards is particularly typical. Timber offers plenty of scope for changing the colour and finish, but requires periodic maintenance. For those who like the appearance of timber but prefer to avoid regular facade maintenance, PVC panels with a wood-effect surface can be an alternative.
  • Rendered facades – both traditional thick-coat renders and modern thin-coat systems are used. Renders differ in surface texture, colour and finish. Ready-made through-coloured renders are available in a range of colours, as well as renders intended to be painted with suitable facade paint. The type of render and the structure of the entire system are selected according to the wall construction and the underlying layers.
  • Brick facades – brick withstands Swedish weather conditions well, retains its colour and requires relatively little maintenance. A well-maintained brick facade can last for over 100 years. Its appearance depends not only on the brick itself, but also on the way it is laid and the colour and finish of the joints.

Facade cladding made from timber, metal, fibre cement or plastics is also a popular solution. Boards, panels or sheets can create a wide range of effects – from a traditional appearance to minimalist, modern facades.

Facade work in Stockholm with Fixare24 – how it works

Are you planning facade work in Stockholm? Send an enquiry to Fixare24 and describe what you need. Based on this, we will match you with a facade contractor suited to the type and scale of the job. For larger projects, an inspection of the building is usually required before a quote can be prepared.

The process depends on whether the project involves smaller-scale services, such as repainting the facade, rendering, local repairs and cleaning, or more extensive work. When constructing a facade from scratch or replacing it completely, the work involves several successive stages.

Key stages in constructing or replacing a facade

  • Preparation – for replacement, this includes removing the old facade and assessing the exposed layers. In a new building, work begins with the prepared wall structure.
  • Repairs and substrate preparation – depending on the condition of the building, this may also include necessary masonry work.
  • Facade insulation or additional insulation – installing new insulation or supplementing existing insulation, most commonly with mineral wool and, depending on the system, materials such as EPS.
  • Protective layers – solutions appropriate to the particular system that protect the structure from moisture, wind and other factors.
  • Rendering or preparation for cladding – depending on the chosen method of constructing the facade.
  • Construction of the external surface and details – for example, finishing the render or installing boards, panels, sheets or metal elements, including finishing around windows and doors, corners, plinths and junctions.
  • Painting – if required by the material or the chosen facade finish.

How to prepare for facade work

Preparation depends primarily on the type of work planned. For cleaning or a minor repair, providing access to the walls may be sufficient. Replacement, renovation or construction of a new facade requires a few additional matters to be agreed in advance.

  • Check the formal requirements. Since 1 December 2025, changing the colour or facade material of a one- or two-family house generally does not require planning permission. Exceptions include particularly valuable buildings and protected areas. Requirements may be stricter for other types of buildings, so before changing the appearance of a facade, it is worth checking the rules that apply to the specific property.
  • Choose the material and appearance of the facade. When replacing a facade, it is not always necessary to recreate the existing solution. You can consider a different material, colour or finish, taking into account the building structure and any requirements concerning its appearance. The new facade should also complement the roof, windows and doors, as well as the architecture of the building and its surroundings.
  • Plan additional work. Facade replacement can be a good opportunity to add insulation or repair damage revealed after the old layer has been removed. It is worth considering these possibilities when determining the scope and budget.
  • Provide access to the building. Remove or move objects standing next to the walls and trim any vegetation that restricts access. For larger projects, it is also a good idea to agree with the contractor in advance where materials, waste and any scaffolding will be placed.
  • Provide information about previous problems. If the facade has been repaired before or there have been problems with moisture, cracks or other damage, inform the contractor. This may be important when planning the subsequent work.

FAQ – frequently asked questions about painting in Stockholm

Renovation allows part of the existing facade to be retained and the necessary elements to be repaired or renewed. With replacement, the old layers are removed down to a stable substrate, such as masonry or existing insulation. A new facade system is then installed. The extent of removal depends on the construction and condition of the individual layers.

How much does facade work cost in Stockholm

Rendered facade replacement with insulation on a detached house (including materials)

420,000 – 525,000 SEK

The price applies to a facade area of approximately 150 m² and is indicative. It assumes removal of the existing facade finish, installation of an additional insulation layer approximately 50 mm thick and application of a new render system. It includes scaffolding, materials and labour.

When replacing an existing facade, some costs are difficult to predict accurately before work begins. Only after removing the old facade can contractors properly assess the condition of the elements beneath it. Any damage discovered may increase the scope of work and therefore the cost of facade replacement.

The price of facade work depends primarily on the type of service, the material and the facade area. Its condition, the height of the building, access, the need for scaffolding and the scope of additional work are also important. Therefore, the cost of facade renovation can differ significantly from the price of a complete facade replacement.

For smaller jobs, such as local repairs, cleaning, painting or partial facade renovation, the cost will be correspondingly lower. For larger projects, facade companies usually prepare an individual quote for the entire project.

The cost of work on an existing house may be reduced through the ROT tax deduction. The deduction is currently 30% of labour costs and does not cover materials. Facade repairs and maintenance may qualify for the deduction if the relevant conditions are met. ROT does not, however, apply to facade work carried out as part of the construction of a new house. Additional restrictions apply to alterations or extensions to houses less than five years old. Skatteverket sets out the detailed rules.

Interesting fact: A facade that is hard to ignore

Stockholm has no shortage of buildings with spectacular facades. One of them is Skandiascenen at Cirkus on Djurgården, built in 2015. It hosts concerts, musicals and other cultural events. The curved structure is covered with small stainless-steel elements that create a surface resembling shimmering fish scales. The facade changes its appearance depending on the light and the position from which it is viewed. The modern section deliberately contrasts with the historic Cirkus building. The project was recognised with an honourable mention in the Stockholm Building of the Year 2016 competition.
